Welcome to 7305 W. Rim--a home in the vest-pocket neighborhood called NW Hills. Originally developed by David Barrow in the late 1960's, the community has always had a venerable reputation among locals (Michael Dell's first residence was just around the corner from this one).

NW Hills was an undiscovered gem until ten years ago when Austin's traffic jams became common and everyone realized it was imperative to avoid a morning commute that put you on Loop 360 or Hwy. 183. Positioned inside of both these arteries, it became obvious that NW Hills was the geographic equivalent of a perfectly placed little pearl. From here, you can hop on Mopac and zip to town.

Not only that, but NW Hills is totally self-contained--you only have to go a few blocks for grocery stores, schools, drugstores, and there is added charm in frequenting the locally-owned shops such as the dry cleaner, restaurants and hardware store. If you need to kick back and enjoy the outdoors, one of the city's most beautiful hike-and-bike trails is about a two minute drive from this house. It is called Bull Creek Park that features a spring-fed creek and pond with boulders the size of your car.

What Is The House Like?
The residence has had only two owners, and it has been dutifully maintained through the decades. The one-story layout has four bedrooms, two baths, two living areas, a formal dining area and breakfast room. According to tax office records, the home has about 2,413 square feet (see more photos bottom of this page and page 3). This "not-so-big" size helps keep the price reasonable. It is also a one-story which is helpful if you have older relatives who will visit but cannot contend with stairs.

This is the ideal home IF you have been searching for just the right house to update. Here is the problem with most houses like this that come up for sale. The owner does a quick paint-up-fix-up to make the house "presentable". This normally involves putting in inexpensive carpet and flooring. Plumbing and lighting fixtures usually come from a place like HomeDepot. Entry level appliances are installed, and the house gets a quick coat of paint. The seller, of course, adds all of this to the price which you have to pay for. Not only are you reimbursing the seller for his color choices, but you will have to tear it all out to do the caliber of remodeling that fits your taste.

You could certainly live in the home in its present condition. Do so, and you will be buying in at a time when prices are friendly and interest rates are at historic lows. Buy now, and you can update at any time in the future.

The house is now being handled by an estate which has decided to sell the home in its as-is condition. Colors, flooring, cabinets, all plumbing and lighting fixtures appear to be original. Please pass if you are looking for a home that has already been redone--there are plenty of those on the market to choose from.

Picturesque Setting
The jumbo-sized corner lot is picture postcard pretty. There are sixteen big trees in the front and twelve more in the back. If you pull up the property on Google's satellite view, you will see that there is nothing but pristine wilderness immediately to the west. Guess what that is habitat for? All kinds of amazing wildlife. Live here, and you will routinely see deer strolling across your yard. This year there has been a bumper crop of fawns born. Imagine starting your mornings outside with fresh coffee, and a couple of tiny spotted fawns who are using your yard for a nap. Hollywood could film the next version of Dr. Dolittle here. There are raccoons, squirrels, songbirds and armadillos to keep you company.

Keep in mind this is a corner lot which allowed for a side-entry garage. This means there is no neighbor on one side for added privacy. The lot is noticeably large measuring about 120x137'. The extra land results in a lush yard front and back. If you love to garden, a big back yard is a must in this area. Drive around, and you will notice that none of the front yards have vivid flowers. Why? Because to those cute little deer, flowers look like a trip to Baskin Robbins, and they will pick you clean. Sooo, an estate-sized back yard is a real plus if you want to grow flowers or have vegetable and herb gardens. The orientation of the house could not be better--you get sunrises that beam light across the yard and into all living areas of the house. Sunsets are cast on the front of the house which means the back yard is in shade all afternoon. It is a perfect setting to enjoy grilling steaks on a summer evening. And if you do decide to add more square footage (or a second story), the large lot helps in the permitting process for calculating impervious cover, etc. The deep, wide back yard would also allow for a pool. Where the home is positioned in NW Hills is also worth noting. Some streets in the neighborhood have steep slopes, but the area surrounding this residence are level so you can easily go for a run, exercise your dog or take a moonlit stroll with your sweetie.

Gardening Shed Or Store A Sports Car
Study the photo at the top of this page for an added surprise. See the wooden structure in the background (with the ladder leaning on it)? That has many possible uses. It is insulated and has lighting so it would make for a dream of a gardening shed. It also includes doors that swing open so you can use it to keep a third car, small boat or golf cart. This little building would be at the top of any hobby enthusiast's wish list.

How To See This Home
It doesn't happen very often--an opportunity to get a one-story home on a huge, tree-clad corner site. The only "catch" is you must be willing to take on any remodeling--a benefit if this is your goal because the price has not been boosted to offset last minute expenses for cosmetic reconditioning.
